House rules and conditions of stay

To ensure the rest and good coexistence of all our guests, please read and respect the following rules.
1. Booking and payment
- Confirming the booking requires either a deposit or the full amount, depending on the chosen option.
- We accept bank transfer, Bizum and other available methods.
- Prices include VAT (10%).
2. Check-in and check-out
- Check-in: from 5:00 PM. Online check-in available via this form.
- Check-out: by 11:00 AM.
- We try to accommodate our guests and be flexible depending on availability.
3. Deposit
- Deposit of €50 per person, paid at check-in.
- For stays of more than 10 days, the deposit is €400 per apartment.
- Deposit payment methods: cash, bank transfer or Bizum.
- Returned in full upon handing back the keys, after inspection of the apartment.
4. Cancellation policy
- Cancellations made more than 30 days in advance: 50% refund of the amount paid.
- Cancellations made less than 30 days in advance or no-shows: no refund.
- Early departure: no refund for unused nights.
- Date changes: subject to availability.
5. Pets
- We accept well-behaved dogs on request and with explicit approval.
- Supplement of €15 per night and pet.
- No cats allowed.
- It is forbidden to leave the animal alone and unsupervised in the apartment.
- The guest is responsible for any damage the pet may cause.
- We are pet friendly for previously authorised dogs, but pets are not allowed in shared common areas, the pool or the bathing area. Access is limited to the apartment and its immediate surroundings, if the owner authorises it.
6. Pool and common areas rules
The pool and jacuzzi at a glance
Both are outdoors and shared by all guests of the complex, and neither of them is heated.
Unheated water. The temperature depends on the weather: during the colder months swimming may not be enjoyable, although the pool remains available.
Jacuzzi, no booking needed. It runs on an automatic timer: it switches on every so often and turns off by itself. As it is outdoors and unheated, in cold weather it may be completely unusable.
- Swimming hours: from 10:15 AM to 10:00 PM. Outside those hours the facilities are closed and access is not permitted.
- Quiet hours: 2:00 PM to 4:00 PM. The pool can still be used during that period, but we ask for quiet and no noisy games, out of respect for other guests resting.
- Children always accompanied by a responsible adult.
- It is strictly prohibited for minors to remain in the pool without direct supervision by a responsible adult.
- A shower is mandatory before each swim.
- Street footwear is not allowed.
- Eating is not allowed inside the pool area. Drinks only in plastic containers — no glass.
- Alcohol is not allowed in the pool area or immediate surroundings. Pool use under the influence of alcohol or drugs is not allowed.
- No speakers, loud music, radios, or any noise-generating devices in the pool area.
- No animals allowed in the water or in the bathing area.
- Dangerous games, pushing, jumping in from outside the pool and running around the pool are prohibited.
- Large inflatables, oversized mattresses, surf boards or large toys are not allowed in the pool.
- Use is at the user’s own risk. There is no lifeguard service.
- In case of incident, accident, damage or unsafe behaviour, report immediately to staff or via WhatsApp.
- The jacuzzi does not require a booking. It runs on an automatic timer: it switches on every so often and turns off by itself. It is shared, so please bear in mind that other guests may be using it.
- The jacuzzi is outdoors and not heated. In cold weather it may be completely unusable, so please do not count on it outside the warmer months.
- Respect other guests’ rest from 10:00 PM (also inside the pool area).
- Please leave loungers and furniture in their original place and order.
- Non-compliance may lead to total or partial loss of the deposit and/or early termination of stay.
General rules for shared common areas
- Shared common areas must be used respectfully: garden, cellar, pool and patio.
- Excessive noise, loud music or parties in common areas are not allowed.
- Please do not touch or pick the flowers, plants or decorative elements in the common areas. They are there for every guest to enjoy.
- Gazebos and awnings: each apartment is assigned a numbered gazebo or awning. Please use only the one allocated to you.
- Guests are responsible for closing their gazebo or awning and leaving it properly in place after each use, and whenever it is windy or they leave the property.
- If gazebos or awnings are damaged through misuse or by being left open, the cost of repair or replacement will be deducted from the guest's deposit.
- Smoking is prohibited in common areas, patio and pool area, including immediate surroundings, to prevent fire risks and damage to canopies, furniture and artificial grass.
- Do not leave personal items, towels or clothes drying in hallways or passageways.
- Open flames, embers or candles are prohibited in common areas.
- The premises must be kept clean and each guest must remove their own rubbish and leave spaces in good condition after use.
- All visitors must be registered. Unregistered persons are not allowed to use facilities.
- Respect the facility usage schedules provided at check-in.
- If there is shared furniture, use it carefully and remove your belongings when finished.
- Any damage, breakage or misuse of shared spaces will be charged to the responsible booking.
- In case of incident or damage, notify staff immediately or via WhatsApp.
- Staff may deny access to pool or common areas to groups that do not comply with these rules.
- Management reserves the right to terminate the stay without refund in case of serious breaches or negligence.
7. Coexistence and respect
- No smoking inside the apartments. Smoke-free establishment.
- Prohibited to hold parties or events without prior approval.
- We do not host stag or hen parties.
- Private events with full-complex rental: on request and with prior approval.
- Keep noise to a minimum between 10:00 PM and 9:00 AM out of respect for other guests and neighbours.
- Keep the apartment tidy and clean during the stay.
8. Use of the accommodation
- Do not flush wipes, sanitary products, food scraps or any objects that could block the pipes.
- Do not modify appliances, fixtures or furniture without prior approval.
- Subletting or assigning the accommodation to persons not registered on the booking is prohibited.
- Use of drugs or illicit substances is prohibited.
9. Basic care of the apartment
A few practical details so your stay is comfortable and we all take care of the place together:
- Heating and AC (split unit): the remote has an up/down button to raise or lower the temperature. When you go out, you can leave it around 19 °C — it saves energy without letting the apartment cool down.
- Shower: hot water takes about 2 minutes to arrive. Open the tap and wait before stepping in. Be careful when showering so the water does not splash out of the tray onto the floor.
- The door: it opens with the code we sent you — there are no keys. When you leave, check that it has closed properly.
- Radiators: please do not lean on them; they can shift and get damaged.
- Blinds: raise and lower them gently. Sharp pulls break the cords.
- Rubbish: the village bins are in the square, behind the pharmacy.
10. Guest registration
In accordance with Spanish Royal Decree 933/2021, all guests aged 14 and over must register by providing their identification details. You can do this easily from the online check-in form.
11. Liability
- Apartamentos Natur León is not responsible for forgotten items or for losses or damages caused by external factors (force majeure, external damage).
- Forgotten items are kept for a maximum of 15 calendar days.
- Valuable items are only handed over at the police station.
12. Complaint forms
The establishment has official complaint forms available to any guest who requests them, in accordance with the regional regulations of Castilla y León.
13. Village festivals
Please note that Villafañe holds its patron saint festivals on the following dates:
- May 8, 9 and 10
- July 18, 19, 20 and 21
During these dates there are celebrations in the village square and the football field — fair, music and dancing for all ages. If you want to experience an authentic León village festival, book early. If you prefer absolute quiet, those dates are best avoided.
14. Early-booking discounts
For bookings made more than 50 days in advance we apply special discounts. Ask us via WhatsApp or email with your dates and we will confirm the offer.
15. Applicable law
These conditions are governed by Spanish law. For any dispute, the parties submit to the jurisdiction of the courts and tribunals of León.
